How home treatment differs

The constraint in a home is not the pest, it is the household. Infants, pregnancy, asthma, pets and the simple fact that people need to sleep there tonight all shape which method is appropriate, and that is a different calculation from a warehouse.

In practice that means gel baits, crack and crevice application and targeted treatment. We do not fog a living space. Those methods are also more effective for the pests that actually turn up in Dubai homes, so nothing is being traded away.

Apartments carry one extra complication: shared drainage, risers and service voids mean a neighbouring unit can reinfest a treated flat. Where that is happening we say so, and offer to quote the building through management instead of selling you repeat visits.

What is included

What a residential visit covers

The inspection decides the detail, but these are the elements a typical home treatment includes.

  • Kitchen and pantry

    Behind and under appliances, inside kickboards, around the sink cabinet and the water heater, where most household infestations actually live.

  • Bathrooms and drainage

    Floor gullies, shower drains and pipe runs, which are the usual route between units in an apartment building.

  • Bedrooms and living areas

    Skirting, furniture voids and soft furnishings where the pest and the inspection call for it.

  • External perimeter

    For villas and townhouses, the wall base, landscaping edge, drainage chambers and entry points around the plot.

  • Proofing advice

If the neighbouring units are untreated, a single-flat treatment is usually a false economy. Ask us to quote the building through your management company.

Before the visit

What you need to do

Very little. Most residential work is done around you, with no packing up and no moving out.

  • Clear the area under the sink and in front of the fridge so the technician can reach the harbourage.
  • Tell us at booking about infants, pregnancy, asthma or pets, because it changes the method and the products.
  • Put loose food into sealed containers. Opened packets are both food and harbourage.
  • If a bedroom is involved, strip the bed and have the bedding ready to wash hot.

After the visit

After the visit

  • You can use the property straight away unless fogging was needed, and we agree that before you book.
  • Activity often rises for a few days as insects leave harbourage to feed. That is the treatment working.
  • Do not clean away visible bait. Removing it stops it working.
  • A recheck is scheduled as part of the quoted job, not billed afterwards.

FAQ

Residential questions

Do we have to leave the property?

Usually not. Gel baiting and targeted application do not require vacating. If a method does — heavy infestations sometimes need fogging — the re-entry time is settled when the visit is booked.

Is it safe with children and pets?

Tell us at booking and the method changes. Products are registered with the UAE Ministry of Climate Change and Environment and are applied into cavities and hinges, away from the surfaces you touch.

What is the difference between one-off and a contract?

A one-off treats the problem you have now. An annual contract — often called an AMC here — covers quarterly visits at a lower per-visit rate and catches problems before they establish, which suits villas and larger properties.

What does an annual pest control contract actually cover?

Quarterly visits to the property, the pests agreed at the inspection, and a callout between scheduled visits if something appears. What it covers is written into the quotation rather than left to a package name, so compare two contracts on visit count, which pests are included and whether callouts between visits cost extra.

My neighbour's flat is the problem. What can I do?

In apartment buildings, shared drainage and risers mean a treated flat can be reinfested from next door. We will say so if that is what we find, and we quote whole buildings and common areas through management.

Do I need to empty my cupboards?

Not for gel baiting. Some treatments — bed bugs in particular — need bedding stripped and laundered. The preparation list comes with your quote, so there are no surprises on the day.

How long does a visit take?

A typical two-bedroom apartment takes under an hour. Villas take longer because the external perimeter, landscaping and drainage are included in the same visit.
