Overview
Treating a building that is already standing
Most termite calls come after the damage is visible — a hollow-sounding door frame, mud tubes on a wall base, or a skirting that gives under pressure. By then the colony has been active for some time, because termites work inside timber and behind finishes, well out of sight.
The treatment has two halves. The soil barrier stops further access from the ground, and direct treatment deals with the timber already infested. Doing only one of them is why some treatments appear to work and then fail a few months later.
Because the ground under a finished building can only be reached from above, the barrier is created by drilling and injection. Spacing, pressure and volume matter, and the treated zone has to be continuous — a gap is simply where they come back through.

The inspection decides the detail. These are the elements a typical villa or ground-floor treatment includes.
External perimeter
Holes drilled at intervals around the building and termiticide injected to form a continuous treated zone against the foundation.
Internal wall bases
Treatment along internal load-bearing walls and floor junctions, which is where activity is usually first seen inside.
Expansion joints
Joint lines injected individually, since they are a direct path from soil to structure and are commonly missed.
Service penetrations
Plumbing, drainage and cable entries treated at each point, since the perimeter alone leaves them open.
Infested timber
Door frames, skirting, joinery and built-in furniture treated directly, and mud tubes removed so any recolonisation is visible.
Reinstatement
Drilled holes filled and made good, so the finish is left in an acceptable state.

Post-construction work is priced on the extent of activity and the construction you are treating through. Nobody can give you that figure over the phone honestly.

Access is the main thing. The work follows the perimeter and the affected timber, so both need to be reachable.

- Lift rugs and floor coverings along the lines to be drilled.
- Tell us about underfloor services, heating pipes or cabling before drilling starts.
- Agree the finish you expect on the made-good holes, so there is no disagreement afterwards.
After the visit
After treatment

How do I know it is termites and not ants?
Termites have straight antennae, a thick waist and two pairs of equal-length wings. Flying ants have elbowed antennae, a pinched waist and unequal wings. Mud tubes and hollow-sounding timber point to termites.
Will you drill through my tiles?
Drilling is usually along wall bases, joints and the external perimeter, positioned to minimise visible work. Holes are sealed and made good afterwards, and we show you where they will go before starting.
Do I need to leave the property?
Not in most cases. Where any part of the work does require one, the re-entry time is settled when you book.
How long does the treatment last?
A correctly applied barrier lasts for years, and the warranty period is stated in writing on your quote. The period varies with method and substrate, which is why it is quoted after inspection.
Will the damaged timber be repaired?
Treatment stops the infestation; it does not rebuild timber. We treat the affected joinery and tell you honestly what is structurally compromised and needs replacing.
How long does the work take?
A typical villa perimeter takes most of a day. Larger properties, commercial premises and buildings with extensive internal drilling take longer, and the quote states the expected duration.
