When a termite inspection is worth doing
Termites are found by evidence, seldom by sight. Mud tubes on a wall base, timber that sounds hollow when tapped, a paint surface that blisters in a line, or a scatter of discarded wings near a window after a swarm are all more common first signs than a live insect.
Because the damage happens inside timber, the gap between the start of an infestation and the point where it becomes visible is often measured in months. An inspection is cheap insurance at the point of purchase, before a fit-out, or after a neighbour has had treatment.
The report is written either way. If there is nothing active we say so instead of manufacturing a reason to treat, and if there is, the report sets out the extent and the options before any quote is discussed.

What the inspection covers
The survey follows the routes termites actually use, from the external ground to the joinery inside.
Timber and joinery
Door frames, skirting, wardrobes, built-in furniture and any structural timber, tapped and probed for hollowing and internal damage.
Wall bases and floor junctions
The line where wall meets floor is where mud tubes most often appear, inside and out.
Service penetrations
Plumbing, drainage and cable entries, which are the most common route from soil into a finished building.
Expansion joints
Joint lines checked along their length, since they offer a direct path up from the ground.
External perimeter
Ground conditions, landscaping against walls, irrigation and any timber in soil contact around the building.
Written report
Findings, species where determinable, extent of damage and recommended action — issued whether or not anything is found.

How long does an inspection take?
A typical villa takes under an hour. Larger properties, buildings with extensive joinery, and commercial premises take longer because there is more timber and more perimeter to cover.
What are the first signs of termites?
Mud tubes on wall bases, timber that sounds hollow when tapped, paint that blisters in a line, sagging skirting, and discarded wings near windows after a swarm. Live insects are usually the last thing you see.
Can you tell how long they have been there?
Not precisely, but the extent of tubing and the internal damage to timber give a reasonable indication of whether activity is recent or long-established. The report says which.
Do you inspect apartments?
Yes, though risk is concentrated in ground-floor and podium-level units where there is soil contact. Higher floors are affected less often, usually via timber brought in from elsewhere.
What happens if you find termites?
You receive the written report with the extent and the options, followed by a separate fixed quote for treatment. Nothing starts until you approve it in writing.
